A Master Plan for Epiphany
Where we’ve been. Where we’re going.
The Epiphany School of Global Studies is entering a strategic season of growth, guided by a long-term master plan that reflects both its 20-year legacy and its future trajectory. This plan is designed to thoughtfully expand facilities, improve infrastructure, and enhance universal accessibility while supporting enrollment as well as preserving the school’s mission of developing students in mind, body, & spirit.
Now, as we celebrate this milestone, our 20th anniversary, we turn our eyes forward, we look not just to the next year, but to the next 20 years.


This plan is more than just facilities. It’s a commitment to the future of our students, our families, and our community; a vision built to support growth while staying grounded in mission.

Back in the Spring of 2023, this journey began with a simple step: listening. Through our accreditation process, families, faculty, and community members shared a clear priority: Invest in the spaces where students learn, especially at our foundation, the Henderson Campus.
At the same time, enrollment demand increased, and new opportunities emerged. The question became: How do we grow with intention?

The Board of Trustees at the time took the insights gathered from the accreditation process and began shaping a broader master plan. In partnership with The Walker Group Architecture, that vision evolved into more than a single project.
It became a thoughtful, multi-phase, long-term plan designed to grow alongside our school. One that connects both campuses with purpose, supports students at every stage of the journey, and ensures every investment fits into a larger vision.

Trent Campus: Expanding the Journey Forward
The first phase of the master plan focuses on several foundational improvements at the Trent Campus designed to better support students, families, and the overall campus experience. One of the most pressing needs is parking, particularly during school events and activities. To address this challenge, the plan includes expanding parking capacity, reorienting the tennis courts, building a new concession stand with restrooms plus storage, and relocating the soccer field in a way that better aligns with the long-term vision for the campus.
A major component of the plan is the academic expansion of the Trent Campus by adding grades 3, 4, and 5. This transition is intended to create more space for growth while enhancing the student experience across both campuses. Planned additions include:
A new 7,800 square foot addition for grades 3-5
Expanded dining space
Dedicated play area for additional grades
Looking beyond phase 1, the long-term vision for the Trent Campus includes additional enhancements that would strengthen academics, athletics, student life, and community engagement. Potential future additions include:
A new gymnasium
A new Upper School building
Additional parking
A baseball field
Central outdoor gathering and learning spaces
At the heart of this vision is a commitment to ensuring our facilities reflect the strength, innovation, and continued growth of our programs.
Henderson Campus: Honoring the Beginning of the Journey
At the Henderson Campus, the focus of the first phase is improving universal accessibility, connectivity, and the daily experience for students and families. Planned enhancements include creating interior pathways that allow students to move between buildings without going outside, as well as the addition of an elevator to better serve all members of our community. Other additions would include:
Moving the main entrance to Meadows Street
Reconfigure administrative spaces
Relocate the bathrooms to the back of Founders Hall
Once Phase 1 is complete with grades 3, 4, and 5 transitioned to the Trent Campus, Henderson would refocus exclusively on Transitional Kindergarten through second grade. This shift creates opportunities for renovations and improvements specifically designed for our youngest learners.
The long-term vision for the Henderson Campus includes:
A new academic building
Consolidated facilities
Expanded play areas
A redesigned traffic flow around campus
Increased on-campus parking
Together, these improvements would reduce off-campus congestion while creating a safer, more efficient, and more connected environment for students, families, and faculty.

We are currently in the feasibility study phase, working alongside a consulting group to better understand the path forward for the master plan. This process will help determine both the school’s fundraising potential and the community’s overall capacity for giving.
The study will guide decisions around:
The level of financial support needed to move forward
The community’s willingness and ability to invest in the vision
The scope and timing of a future capital campaign
From there, the school would move into a capital campaign phase, with the goal of securing a significant portion of funding before construction begins.
Financial Position
The school is currently in a strong financial position, which provides flexibility as planning continues. At this time, the school carries no existing mortgage debt and would have the ability to take on strategic debt if necessary. Limited reserves could also be utilized to support portions of the project.
While the complete master plan was once estimated at approximately $40 million, the current focus is on a more attainable and carefully phased first stage of development.
Projected Timeline
The projected timeline for the project includes several phases over the coming years:
Completion of the feasibility study by the end of June
Launch of the fundraising and capital campaign phase
An estimated 3–5 year timeline for Phase 1
Approximately 18 months of construction once full funding is secured
Enrollment Growth & Future Demand
The need for expansion is being driven by continued enrollment growth and increasing demand for the school’s programs. In recent years, the school has experienced:
Waitlists across multiple grade levels
Increased student retention
Growing interest from families throughout the surrounding region
This master plan is designed to thoughtfully prepare the school for that continued growth while strengthening the student experience for years to come.
